Thermal imaging scans performed by a certified infrared thermograhper may uncover problems that may go unseen. Here is a list of problems that doing a “visual only” inspection might fail to find:
- Moisture intrusion; roof leaks, window & door leaks, exterior finish leaks.
- Insulation deficiency’s; loose or missing insulation in walls and attics.
- Plumbing leaks; concealed leaky pipes, toilets, showers and baths.
- HVAC deficiency’s; improperly installed duct work and heat loss.
NOTE: Although infrared thermal imaging is a far better diagnostic tool than the naked eye, it does not guarantee 100% accuracy, unless removal or destruction of components can be achieved to validate findings. When possible, other tools are used to verify thermal images, but even with these considerations we do not claim to have x-ray vision. Conditions may change and cause the apparent temperatures revealed on thermal images to be different at any given time. To capture acceptable infrared thermal images during an inspection, a temperature differential of a minimum 18 degrees Fahrenheit between the interior and exterior of the inspected structure must be obtained.
